Buyer Specialist

Primary Functions:

  • Follows up on buyer leads and services buyers.  This results  in effective conversion rates for leads into appointments, appointments into  buyer agreements, and buyer agreements into accepted purchase contracts.
  • Develops expert knowledge regarding mortgage financing, the neighborhoods, schools, and all issues regarding homeownership.
  • Provides high-level fiduciary needs analysis and coordinates a time-efficient home search process.
  • Consults with clients to ensure fiduciary service of the Real Estate transaction from initial contact through contract to close.
  • Effectively negotiates for all buyer clients.
Key Activities:
  • Work A Pre-Planned 40 To 50 Hour Week.
  • Do 10 To 20 Hours Of Lead Follow-Up Per Week.
  • Research The Market Daily – New Listings And Price Reductions.
  • Preview Homes That Are In Your Target Area.
  • Preview All Team Listings.
  • Manage 30-50 NEW Leads Each Month And Work Through Existing Leads.
  • Maintain Regular Contact with past clients and Sphere of Influence.
  • Follow-Up Quickly On All Sign Calls, Internet Inquiries, IVR Calls And Other Leads.
  • Host Open Houses (1-2/month).
  • Track All Active Leads, Send Them Updates (New Listings).
  • Schedule Showing Sessions In 2 To 3 Hour Blocks – 6 To 8 Showing Sessions A Week.
  • Attend Training, Role-Play And Practice Scripts 2 To 4 Hours A Week.
  • Set Up An “Ideal Week” That Blocks Time For Your 20%.
  • Track All Of Your Key Business Activities.  Set Weekly Goals.
Required Skills:
  • The ability to convert leads, including internet leads, and close a minimum of 18 transactions annually.
  • Must be tech-savvy and comfortable with mobile computing and social networking.
  • Excellent organizational and time management skills.
  • Works well under pressure.  Able to remain calm despite tight deadlines.
  • Able to communicate effectively with peers, superiors, and customers, both in written and verbal form.
  • Able to block out distractions and focus on scheduled activities.
  • Creates a sense of comfort and familiarity through their ability to build rapport.
  • Experience working with complaint management.  Able to diffuse difficult situations and resolve to the satisfaction of all parties involved.
  • Must have the ability to negotiate and mediate effectively on behalf of clients.
  • ABR Designation a plus.

Primary Functions:

  • Work with all investor leads and develop leads into regular clients with recurring transactions.
  • Develop high level expertise on investing in real estate, including in depth knowledge using our cash flow analysis tool.
  • Deliver expert service and properly advise clients regarding investing.
  • Consults with clients to ensure fiduciary service of the Real Estate transaction from initial contact through contract to close.
  • Effectively negotiates for all investor clients.
Key Activities:
  • Work A Pre-Planned 40 To 50 Hour Week.
  • Do 10 To 20 Hours Of Lead Follow-Up Per Week.
  • Research The Market Daily – New Investment Opportunities.
  • Maintain Investor Client Database In Order To Notify Them Of New Opportunities.

  • Attend Training, Role-Play And Practice Scripts 2 To 4 Hours A Week.

REO/Short Sale Listing Specialist

Primary Functions: 

  • To handle the sale, negotiation and closing of all short sale and REO listing transactions.
  • Follows up on short sale leads, schedule and attend listing appointments, consult with short sale leads regarding options.
  • Service REO assignments including advising clients on pricing and repairs, negotiating cash for keys.
  • Handle all initial listing paperwork to be sure it is completed accurately and completely.
  • Negotiate with banks on short sales.
  • Negotiate sale contracts.
  • Successfully close transactions to the satisfaction of asset managers, banks and seller clients.
Key Activities:
  • Work with listing and transaction manager to ensure all paperwork is complete, accurate and up-to-date.
  • Ongoing client contact.
  • Complete tasks as assigned by Asset Managers and Banks.
  • Negotiate contracts.
  • Understanding and training in short sales, staying current on laws, banks, systems.
  • Understand REO Asset Manager objectives, and deliver excellent client service.
  • Field work including occupancy checks, property checks, lock boxes, photos, and BPOs.
  • Keep a complete record of all communications.
  • Constant communication with all parties involved in transaction. Perform regularly scheduled updates.
  • Attend closings, gather testimonials and feedback.
Required Skills:
  • Must be able to work with people in difficult circumstances with compassion.

Field Service (non-licensed position, part-time)

  • Photograph properties
  • Perform occupancy and property checks
  • Work with contractors and other vendors performing property repairs
  • Place and retrieve signs, lock boxes and keys
  • Flexible schedule, bit many tasks are time sensitive and need to be completed quickly
  • Flat fee paid per task
